Housing Values Now at or Near Pre-Recession Highs in Over 1000 Cities

According to the latest data from the Zillow Real Estate
Market Report, housing values are now at or near pre-recession
highs in over 1000 U.S. cities. The report showed that U.S. home
values climbed 5.7% year-over-year as of the end of the first
quarter of this year.

The report alo indicated that home values nationwide rose .5%
from the 4th quarter 2013, making it the 9th straight quarter of
rising prices.

Zillow forecasts that U.S. home prices will rise another 3.3%
through the first quarter of 2015.

“The lows of the housing recession are becoming an increasingly
distant memory as home values reach new highs and homes become more
expensive than ever in many areas. This is a remarkable milestone
coming only two and a half years after the end of the worst housing
recession since the Great Depression, and is a testimony as to how robust
this housing recovery has been.” said Zillow Chief Economist Dr. Stan Humphries.

Housing Construction Shows Continued Robust Growth in March

The pace of housing construction nationwide increased 2.8%
in March to a seasonally adjusted rate of 946,000 units,
according to the latest data from HUD and the U.S. Census bureau.

The increase in March was let by a 6% surge in starts of single-
family homes.

“We see improving signs of new-home construction as we move into
the spring buying season. The strongest recovery is in the North-
east and Midwest, where builders were hampered by severe winter
weather earlier in the year.”, said Kevin Kelly, chairman of the
National Association of Home Builders (NAHB).

“Today’s report is in line with our forecast of a gradual strength-
ening in the housing sector in 2014.” according to NAHB Chief Economist
David Crowe.
